1. Acceptance

These terms govern your use of gulfalpha.com (the "site"), operated by Gulf Alpha LLC ("Gulf Alpha," "we," "us"). By using the site you agree to them. If you do not agree, please do not use the site. Our Privacy Policy forms part of these terms.

2. What this site is

The site describes what Gulf Alpha does: we buy residential property, and interests in residential property, that are affected by foreclosure, delinquent taxes, liens and judgments, probate and heirship problems, and undivided ownership. We buy for our own account, in the Houston area and the surrounding Gulf Coast counties.

The site exists largely so that someone we have contacted can check that we are a real, identifiable, accountable business before speaking to us. We encourage exactly that.

3. Nothing here is legal, tax, or financial advice

Gulf Alpha is not a law firm and does not provide legal services. We are not accountants, tax advisers, or financial advisers.

This site contains general information about foreclosure timelines, probate and heirship, liens, and related subjects. That information is general, may not be current, and may not apply to your situation at all. Foreclosure and probate outcomes turn on specific facts and specific dates. Do not act or decline to act on the basis of anything you read here.

For advice about your own property, consult a licensed Texas attorney. If your situation calls for one, we will say so.

4. No agency relationship — we are a buyer

Gulf Alpha is owned by Fredo Hernandez, a licensed Texas real estate broker (TREC license #713703). We disclose that rather than leave you to discover it. It does not mean what people sometimes assume it means, so to be explicit:

• Gulf Alpha LLC is not a licensed real estate brokerage and does not offer brokerage services through this site.
• In any transaction with you, we act solely as a principal — a buyer purchasing for our own account.
• We do not represent you. We represent ourselves, and our interests in a transaction are not the same as yours.
• Using this site, contacting us, or receiving an offer from us creates no agency, fiduciary, brokerage, or attorney-client relationship of any kind.
• You are never charged a commission or fee by us.

You are always free to have your own attorney, broker, or adviser review anything before you sign it, and we encourage you to.

5. Nothing on this site is an offer

No content on this site is an offer to purchase any property or any interest in property, and nothing here creates a binding commitment by us or by you.

Any actual offer will be made separately and in writing, will identify the specific property, and will state its own terms. Only a written agreement signed by both parties creates any obligation between us. Statements made in conversation, in an email, in a text message, or on this site do not.

6. Accuracy, and no warranty

We try to keep the site accurate and current, but we do not warrant that it is. Laws change, county practice varies, and deadlines shift. The site is provided "as is" and "as available," without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement.

We do not warrant that the site will be uninterrupted, error-free, or free of harmful components.

7. Your use of the site

You agree not to:

• Use the site for any unlawful purpose
• Submit false information, or information about a property you have no connection to
• Submit anyone else's personal information without their permission
• Attempt to gain unauthorized access to the site or any related system
• Use automated means to scrape, harvest, or overload the site
• Impersonate Gulf Alpha or any of its representatives

Anything you send us through the site's form, by email, or by text is sent on a non-confidential basis and creates no confidential or professional relationship. Please do not send us Social Security numbers, bank account details, or images of identity documents.

8. Intellectual property

The content, layout, text, and design of this site belong to Gulf Alpha LLC or its licensors and are protected by copyright and trademark law. You may read, print, and share pages for your own personal or informational use. You may not copy the site's text or design for a competing commercial site.

9. Links to other sites

The site links to third-party resources, including public government databases, our own social media profiles, and licensing lookups. We do not control those sites and are not responsible for their content, accuracy, or privacy practices. A link is not an endorsement.

10. Limitation of liability

To the fullest extent permitted by Texas law, Gulf Alpha LLC and its members, officers, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunities, arising out of your use of this site or your reliance on anything in it — even if we have been advised that such damages are possible.

Nothing in these terms limits any liability that cannot lawfully be limited.

11. Indemnification

You agree to indemnify and hold Gulf Alpha LLC harmless from any claim or demand, including reasonable attorney's fees, arising out of your breach of these terms, your misuse of the site, or your submission of information you had no right to submit.

12. Governing law and venue

These terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute arising out of these terms or your use of the site will be brought exclusively in the state or federal courts located in Harris County, Texas, and you consent to the jurisdiction of those courts.

13. Other terms

If any provision of these terms is held unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver of it. These terms, together with the Privacy Policy, are the entire agreement between you and us regarding the site.

14. Changes to these terms

We may update these terms and will change the date at the top of this page when we do. Continued use of the site after a change means you accept the updated terms.
